Commercial plumbing, bid from the drawings

Fit-outs, new work and building systems for general contractors, owners and property managers. You send the set; we send a scope, a price by position and a schedule by week.

Scope of work

What a commercial plumbing scope covers

The phases of a plumbing scope on a fit-out or a new installation, in the order they happen on site. Each job gets its own written scope built from this list.

Typical items for this kind of work. Each proposal lists the items for that job.

  1. 01

    Demolition & cap-offs

    • Disconnect and cap existing fixtures, branches and risers at the demolition line
    • Safe-off and remove abandoned piping where accessible
    • Temporary caps and protection so the rest of the building keeps water and drainage
  2. 02

    Underground & underslab

    • Trenching, bedding and backfill inside the building footprint (slab saw-cutting and patching by others)
    • Sanitary and storm piping below the slab, cleanouts to grade
    • Sleeves at foundation walls and slab penetrations before the pour
    • Test before backfill; inspection before the slab closes
  3. 03

    Sanitary, waste & vent

    • No-hub cast iron for sanitary and vent; PVC only where NYC allows plastic (residential buildings of five stories or less); stacks and branches sized by drainage fixture units
    • Vents through roof, cleanouts at direction changes and the base of every stack
    • Floor drains, floor sinks, hub drains, trench drains with covers matched to the floor finish
    • Trap primers on drains not in daily use
    • Grease interceptors sized to the flow of the fixtures that drain to them, with flow control
    • Indirect wastes and air gaps for food-service and medical equipment
  4. 04

    Storm drainage

    • Roof drains, overflow drains and leaders
    • Area and yard drains
    • Connection at the building line to the house drain or combined sewer
  5. 05

    Domestic water

    • Service connection from the meter; pressure-reducing valve where static pressure exceeds 85 psi (NYC Plumbing Code 604.8)
    • Type L copper hot, cold and return; isolation valves at every riser and branch
    • Recirculation pump, check valve and thermostatic mixing valves
    • Water hammer arrestors at flush-valve and quick-closing fixtures
    • Backflow prevention by hazard (RPZ or double check): DEP-approved plan, initial test report within 30 days, yearly test
    • Pipe insulation per spec; pressure test before walls close; flush and disinfect before occupancy
  6. 06

    Fixtures & trim

    • Carriers for wall-hung water closets and lavatories; ADA layouts and grab-bar backing dimensions to the framer
    • Flushometers, sensor valves, lavatories, sinks, hand sinks, three-compartment sinks, mop sinks, showers, drinking fountains
    • Final connections to dishwashers, ice machines, coffee and beverage equipment
    • Trim and testing at the end: every fixture run, every trap checked
  7. 07

    Equipment

    • Water heaters (tank, tankless or commercial) with T&P relief, expansion tank, isolation and drain valves
    • Recirculation, booster, sump and sewage ejector pumps
    • Interceptors, neutralization tanks, water filtration where specified
    • Gas appliance connections and shutoffs where they are in the project scope
  8. 08

    Permits, inspections, testing & close-out

    • Plumbing drawings for the DOB filing by the project's architect or engineer, where the work needs them
    • Rough-in and final inspections coordinated with the GC and your super
    • Pressure-test logs, riser notes, as-built sketches, equipment data
    • Close-out package (test logs, riser notes, as-builts, equipment data and manufacturer warranties) handed over at the end of the job
